PLEASE NOTE: Rose City Mold Inspections performs solely mold inspections.
We do not do mold remediation or removal. In focusing just on mold inspections, we have no vested interest in finding mold that might require expensive and unnecessary treatment. Along with this, our company does not receive sales commissions or incentives from any remediation companies. We perform professional, industry standard mold inspections using only Certified Mold Inspectors. Our inspectors will recommend remediation only when it is actually required.
If remediation is required, we will refer you to a qualified professional remediation company that we have personally reviewed. Rose City Mold Inspections will write a remediation Scope of Work that will guide the remediation company, so that you will only pay for the treatment you really need.

Air Samples
Take air samples in areas of concern.
A standard mold inspection includes a comprehensive visual assessment, air sampling, moisture detection using an infrared (IR) thermal imaging camera and moisture meter, and detailed reports from both the inspector and the accredited laboratory. If elevated mold levels or mold growth are identified, the inspection also includes a scope of work outlining the recommended remediation steps.
An outdoor air sample is always collected to establish the baseline mold levels for the surrounding environment. This reference sample is used to accurately compare and interpret the indoor air sample results.
INSPECTION & FEES
A standard mold inspection is $425 for two indoor air samples and one outdoor reference sample. This fee includes a visual inspection, moisture assessment using a moisture meter and IR thermal imaging, lab fees for the sample analysis, next day results, and a full report.
For larger houses or commercial properties, the number of samples will vary. Additional samples after the first two are charged at the rate of $75 each.
Turnaround time for sample analysis by a certified lab is 2 days (48 working hours).
Next-Day Analysis is available (M-Th) for an additional $25/Sample.
Same day analysis (M-F) is available for an additional $50/Sample.
